The seamless path to New Home ownership

The home buying process can be a little overwhelming. Not sure where to start? Don’t panic, we’ve compiled everything you’ll need to get started on your journey to home ownership.

What's included in Trendsetter Homes' standard build vs. upgrades?

Trendsetter Homes includes quality standard features in every home: GE® appliances, LVP and carpet flooring, soft-close cabinet doors, Moen® plumbing fixtures, energy-efficient windows and insulation. Our base packages are designed to be move-in ready without requiring additional investment. Popular upgrades include extended outdoor living spaces, upgraded cabinetry, smart home technology packages, and premium flooring options. We offer low base prices while giving homeowners the freedom to invest in the upgrades that matter most to them. We believe in transparent pricing that allows you to personalize your home based on your priorities. Visit one of our model homes to see exactly what’s included.

How long does it take to build a new home from start to finish?

Building a new home typically take 4-6 months from contract signing to closing, depending on the home’s complexity and current market conditions. Spec homes (already under construction or completed) can close in as little as 30-60 days. At Trendsetter Homes, we provide weekly construction updates so you’re never left wondering about your home’s progress. Our established relationships with local craftsmen and efficient building processes help us maintain reliable timelines. Move-in ready homes are also available in our Greater Springfield Area, MO and Greater Dayton Area, OH communities communities for buyers who prefer to skip the wait.

What warranties come with a new construction home?

New construction homes typically include multiple layers of warranty protection. At Trendsetter Homes, we provide a 1-year builder warranty covering workmanship and materials, along with a 10-year structural warranty through RWC for added peace of mind. In addition, all installed appliances are covered by their respective manufacturer warranties.

We stand behind the quality of our homes and are committed to supporting homeowners throughout the warranty period. For a detailed outline of warranty coverage, please visit trendsetterhomes.com/homeowner-resources.

Do I need mortgage pre-approval before starting the homebuying process?

Getting pre-approved for a mortgage is a great first step in the homebuying process, as it helps you understand how much home you can comfortably afford and shows sellers you’re a serious buyer. While we recommend securing a pre-approval early, Trendsetter Homes allows up to five days after going under contract to finalize your pre-approval.

We’re also happy to connect you with a trusted local lender can guide you through the process and help make financing your new home as smooth as possible.

What are the advantages of buying new construction vs. an existing home?

New construction homes offer several significant advantages over existing homes. Energy efficiency is typically 20-30% better due to modern insulation, windows, and HVAC systems—translating to lower monthly utility bills. Everything is new, meaning no immediate repairs or replacements needed for roofing, appliances, or major systems. You also get modern floor plans designed for today’s lifestyles, with open concepts, larger closets, and dedicated home office spaces. New homes meet current building codes and safety standards, and you can often personalize finishes and features before construction is complete. At Trendsetter Homes, we combine cutting-edge technology with quality craftsmanship to deliver homes designed for how families actually live today.

Should I sell my current home before or after buying a new build?

The decision depends on your financial situation and risk tolerance. Selling first provides certainty—you’ll know exactly how much equity you have and won’t carry two mortgages. However, you may need temporary housing during construction. Buying first lets you move directly into your new home but requires qualifying for two mortgages temporarily or using a bridge loan. Many move-up buyers in Springfield choose to list their current home once their new construction is 90 days from completion, allowing time to close on the sale before the new home is ready. At Trendsetter Homes, our sales specialists work closely with buyers to time the process, and our range of spec homes and homes under construction provides flexibility for different timelines.

How do I use equity from my current home toward a new build?

Your home equity can be used for a larger down payment on your new construction home, reducing your loan amount and potentially eliminating private mortgage insurance (PMI). Options include selling your current home and applying the proceeds at closing, or using a home equity line of credit (HELOC) for the down payment while your home is on the market. Some buyers use bridge loans to access equity before their home sells. Our team at Trendsetter Homes can recommend local lenders experienced with these financing strategies.
